Luxury villas in Paros combine some of the most beautiful private pools in Greece with clean Cycladic architecture and serious privacy. If you are travelling as a group of four or more, a villa often works out cheaper per person than booking several rooms in hotels in Paros – especially once you factor in your own kitchen, outdoor dining area and parking.
Getting around by bus? See our full Paros bus schedule with routes, fares and a map.I first visited Paros as an 18‑year‑old back in the 90s, when most places to stay were simple rooms over tavernas. Since then the island has transformed into one of the strongest luxury‑villa destinations in the Cyclades, with design‑forward houses, private pools and hotel‑style services spread around Naoussa, Parikia, Aliki and the quieter east coast. This guide focuses on the villas that consistently get great feedback, have smart layouts for groups and sit in locations that actually work in real life.
Most of the Paros villas below sleep between 4 and 10 guests and come with a private pool, sea or countryside views and generous outdoor space. August sells out very early, so if one of these catches your eye, book as soon as your ferries or flights are confirmed.

How to choose the right luxury villa in Paros
Before you fall in love with photos, be clear on what you actually need from a Paros villa. A bit of planning here saves a lot of stress later.
- Pick your area first. Naoussa is ideal if you want bars, restaurants and boutique shopping. Parikia works well if you want to minimise transfers and be close to the port. The east coast (Golden Beach, Tserdakia, Drios) is best for watersports, while Aliki and the south‑west feel quieter and more village‑like.
- Think about who is travelling. Multi‑generational trips need ground‑floor bedrooms and shade; groups of friends may care more about pool size and privacy between rooms. Always check how many real bedrooms there are versus sofa beds.
- Check services and inclusions. Some luxury villas in Paros are fully serviced with regular cleaning and concierge help; others are private homes with a simple weekly clean. Read the inclusions carefully on the booking page.
- Look at access and parking. Hillside villas have big views but almost always require a car. If you don’t want to drive, focus on properties closer to Naoussa, Parikia or Aliki where you can rely on taxis and buses.
- Book early for July–August. Peak‑season villa prices jump significantly and the best houses go first. Shoulder months (May–June and September–early October) are usually better value, with warm seas and fewer crowds.

VERY IMPORTANT TO KNOW ABOUT PAROS
- Best Area To Stay in Paros: The best area to stay in Paros is in or close to one of the two major towns of the island, Parikia or Naousa, but there are also lots of excellent beachfront resorts and villas in between. See hotels in Parikia.
- Best Hotel in Paros:PAROCKS Luxury Hotel
- Best Villa in Paros: Villa Sunset (for sunset views) and Luxury Villa Tserdakia (for big groups).
- How many days do you need in Paros: the island is not huge and in general it does not have a million “must‑see” sights; the magic is in the beaches and villages. I highly recommend spending at least 3 days in Paros and then a couple more days on Antiparos island, which is smaller and quieter but easy to reach on the local ferry.
- How to Move Around in Paros: I highly recommend you rent a car, especially if you are staying in a hillside villa. The local bus network is reliable in high season (June–September) and connects the main villages and beaches, but schedules thin out a lot in spring and autumn.
